MHC Realty · Treasure Valley, Idaho

Home is what
you earned.
We'll help you
get there.

Real estate built specifically for veterans, active-duty families, and those navigating military transitions — by people with personal skin in this. Keith served. Jerod's father served. Julie's siblings serve. This isn't a marketing angle.

Military families don't have margin for error. You're moving on a timeline the government set. You're navigating a VA loan most agents don't understand. You deserve an agent who has been trained for exactly this — and one who gets it personally. That's what this is.

Why This Program Exists

This started with people we know — not a business opportunity.

When Keith Kellum decided to build his real estate practice around the military community, it wasn't because he read a report on veteran demographic growth. It was because he lived the transition — the orders, the compressed timeline, the family stress, the financial uncertainty on top of everything else a service member carries when their tour ends or their station changes.

Jerod Lee's father served in the Navy. That relationship gives Jerod a personal understanding of what military families carry — not the kind you read in a training manual. Julie's siblings are active duty today. Military service is woven into the fabric of this team at a personal level, not added as a credential.

Perfect Military Connection exists because the Treasure Valley has a significant military community — Mountain Home AFB is 45 minutes from Boise — and most of that community is being served by agents who treat VA loans as a complication and PCS timelines as someone else's problem. We built this program because the alternative isn't good enough.

Jerod's Father

Navy veteran. The reason this program was built with intention, not marketing copy. Jerod grew up understanding what service requires and what it earns.

Julie's Siblings

Currently serving. A daily reminder that the families behind every service member are navigating real life alongside a uniform — and deserve real support.

Keith didn't enter real estate despite his military background — because of it. He knows what it costs to move a family on orders. He knows the financial uncertainty of a transition. He knows how it feels to need clear answers from professionals who are supposed to have them, and to get something less. He built his practice to be the answer he would have wanted.

Every military referral that comes through MHC runs through Keith personally. He manages VA loan processes that most agents hand off, negotiates offers that compete despite the myths sellers have been told about VA financing, and closes transactions on timelines that civilian buyers don't have to think about.

Keith is also the owner of Antioch Painting Idaho — a luxury home painting company serving Ada County. For veteran homeowners preparing to sell or settling into a new home, Keith's perspective spans both real estate and home condition. That's a combination of context most agents don't have.

The Training Differentiator

No other brokerage in the Treasure Valley offers this.

The Expedition program — developed through The Perfect Real Estate Business training with Dr. Hall — addresses something most real estate training ignores entirely: the psychology of working with clients who are under real stress.

Why this matters specifically for military clients

PCS moves, separating from service, retiring from the military — these aren't routine transactions. They are major life transitions with hard deadlines, financial stakes, and emotional weight that civilian buyers don't carry into a real estate conversation.

Most agents have experience with volume. MHC agents have been specifically trained in client psychology under pressure — how to communicate clearly when a client needs certainty, how to manage a transaction when the margin for error is zero, and how to show up as a steady professional when the situation is anything but.

That is a different category of qualification. It is the reason MHC agents are the right choice for military families — not just a capable one.

01

Service Level Standards

Specific, documented commitments around response time, communication frequency, and transaction management. Military families know what to expect and when — no chasing, no ambiguity.

02

Client Psychology

Understanding what clients are experiencing emotionally during high-pressure transitions — and serving them accordingly. Not a soft skill. A trained capability that changes how a transaction feels for a family under stress.

03

Communication Accountability

What clients should hear, how often, and in what format. Trained and documented — not left to chance or mood. When a service member or spouse is managing a move from across the country, predictability is everything.

04

Negotiation Training

A trained approach to offers and counteroffers — not instinct. Especially important in VA transactions, where sellers and listing agents sometimes need to be educated on why a VA offer is a strong offer.

"When a service member is making one of the largest financial decisions of their life under timeline pressure and personal stress, they deserve an agent who has been trained for exactly that — not just someone who has done a lot of deals."

The Expedition program is ongoing certification — not a one-time credential. MHC agents continue developing through this framework because real estate professionalism isn't a box checked once. Leadership, communication, negotiation, and client care are practiced and refined continuously.

No other team in the Treasure Valley offers this level of structured professional development. When you work with MHC, you're working with agents who take the craft seriously — and who have been specifically prepared to serve clients in high-stakes situations.

The Treasure Valley for Veterans

Idaho consistently ranks among the best states in the country for veterans. Here's why that matters.

Veterans choosing where to plant roots after service are making one of the most consequential decisions of their lives. The Treasure Valley offers something rare: a combination of cost, quality of life, outdoor access, and community values that aligns with what a lot of veterans are looking for when they've finished carrying the load that service requires.

Compared to duty station cities like San Diego, Joint Base Lewis-McChord, or Norfolk — the cost of living here is meaningfully different. That gap is real money in your pocket, and for veterans using a VA loan with no down payment requirement, the financial case for Idaho is strong.

The Boise VA Medical Center provides comprehensive veteran healthcare in the region. And Mountain Home AFB, 45 minutes from Boise, means the Treasure Valley has an active military community — veterans here aren't isolated from the culture they came from.

Mountain Home Air Force Base

Mountain Home AFB is home to a significant active duty population, many of whom receive PCS orders to and from the Treasure Valley. MHC is actively building a relationship with the Mountain Home housing office to ensure service members have direct access to a veteran-led agent team that knows how to serve them. If you're arriving from Mountain Home or PCS'ing to the region, Keith is your first call.

VA Loan Education

Your benefit is more powerful than most agents let on.

The VA home loan benefit is one of the most significant financial tools available to veterans. It is also one of the most misunderstood — by sellers, by listing agents, and sometimes by the buyers themselves. MHC agents know it cold.

No Down Payment Required

Eligible veterans can purchase a primary residence with zero down payment and no private mortgage insurance. In a Treasure Valley market where home values have risen significantly, this benefit is worth tens of thousands of dollars compared to a conventional loan. We make sure you understand how to use it fully.

Entitlement & Eligibility

VA entitlement isn't always straightforward — especially for veterans who have used the benefit before, or who have navigated a foreclosure or short sale. Keith and the MHC team can help you understand your eligibility status and, where applicable, how to restore entitlement for full use.

Certificate of Eligibility (COE)

The COE is the first step in using your VA benefit. We can help connect you with the right lender partner to pull your COE quickly, confirm your eligibility tier, and get you into the pre-approval process without the confusion that slows most buyers down.

VA & New Construction

VA loans can be used for new construction, but the process has specific requirements around appraisals, builder approvals, and loan timing. MHC's deep experience in Treasure Valley new construction — including active builds with Tresidio Homes — is a direct advantage for veterans who want to build or buy new.

VA Funding Fee Structure

Veterans should understand the VA funding fee — what it is, how it's calculated, and whether they qualify for an exemption (many disabled veterans do). We walk through this clearly so you know what you're actually paying and why, rather than seeing a number on a closing disclosure and guessing.

VA IRRRL & Refinancing

The Interest Rate Reduction Refinance Loan lets eligible veterans refinance an existing VA loan to a lower rate with minimal documentation. If rates move, you should know this option exists and how to access it. We stay connected with our veteran clients well after closing — this isn't a transaction-and-done relationship.

The myth that VA offers can't compete

This is one of the most damaging pieces of misinformation in the market — and it costs veterans homes. A well-managed VA offer from a qualified buyer is a strong offer. Period.

The perception problem comes from VA transactions that were managed poorly — not from anything inherent to the loan. MHC agents know how to structure VA offers that compete, and how to educate listing agents and sellers who have heard the myth but haven't been shown the facts.

  • VA appraisal requirements are specific — and we know them. Buyers and sellers are both counseled in advance.
  • Seller-paid closing costs are negotiable — and often offset by a higher offer price that still pencils for the buyer.
  • VA loans close. When the buyer is qualified and the agent manages the process, they close on time.
  • Our lender network includes VA specialists who communicate clearly and don't miss deadlines.

PCS Moves — The Specific Realities

A military move is not a regular relocation. We don't pretend it is.

The language most real estate agents use assumes you have time, flexibility, and the ability to visit a home before writing an offer. PCS timelines don't always allow for any of that. Here's what we actually deal with — and how MHC handles it.

Hard Reporting Dates

Orders create a deadline that civilian buyers don't face. What typically takes 60 days sometimes needs to happen in 30. MHC's SLA commitments mean timelines are managed from day one — not recovered from at the end.

Remote House-Hunting

Many service members need to find and purchase a home without being physically present for most of the process. We can facilitate video walkthroughs, remote offer reviews, and digital closings that don't require you to be in the room.

BAH Considerations

Basic Allowance for Housing affects purchasing power and timing. Keith understands how BAH interacts with VA loan qualification and can help you think through how to position your offer relative to your actual allowance.

Family Logistics

Spouse managing the physical move while the service member has already reported. School enrollment timing. Household goods shipment windows. We've seen this scenario enough times to know what it requires — and to anticipate it rather than react to it.

How MHC addresses these specifically

Communication Standards

MHC's SLA commitments mean you know when you'll hear from us, what format that communication takes, and what the next step is — always. No chasing. No ambiguity. Predictability is a feature, not a bonus.

Remote Transaction Management

MHC can manage the entire buying process without requiring in-person presence at every stage. From first showing to closing day, we handle what needs to be handled so a family on the other side of the country can make confident decisions.

Vendor Network

Inspectors, contractors, painters, movers — Keith's dual background in real estate and home services means our vendor network is vetted and reliable. When you need work done before you arrive, we can coordinate it on your behalf.

How It Works

Simple. Zero friction. Built around your timeline, not ours.
